Is it worth repairing a 15 year old furnace?

Can a cracked heat exchanger be repaired?

Not in any practical sense. Heat exchangers are not patched or welded in the field. The options are replacing the exchanger itself, which is heavy labor that only makes financial sense when the part is still under warranty on a newer furnace, or replacing the furnace.

On units past roughly 12 years, replacement almost always wins that comparison. In the meantime, do not run the furnace. A cracked exchanger can put carbon monoxide into the air your blower distributes through the house.

Are there still rebates for a new furnace or AC in Colorado?

Some, but fewer than there used to be, and the direction of travel matters. Xcel Energy has offered rebates in the range of $500 for high-efficiency gas furnaces and up to $400 for central air conditioners, generally requiring 95 percent or higher AFUE on the furnace side and higher SEER ratings on the cooling side.

The larger trend is that Colorado and Xcel programs keep shifting dollars toward heat pumps, heat pump water heaters, and electrification, while conventional gas furnace and AC rebates shrink. Applications typically must be filed within 60 days of installation. Rebate amounts and eligibility change often enough that you should confirm current figures with Xcel directly before building them into your budget.

Colorado and Brighton specifics

Does my furnace need to be derated for Brighton's altitude?

Yes, and this is the single most overlooked thing in Front Range furnace installs. Brighton sits right around 5,000 feet. The International Fuel Gas Code requires gas appliance input ratings to be derated 4 percent for every 1,000 feet above 2,000 feet elevation.

At Brighton's elevation that works out to roughly a 12 percent reduction. An 80,000 BTU furnace on the label is delivering something closer to 70,400 BTU here. This is a code requirement, not a rule of thumb, and an installation that ignores it can fail inspection. More practically, a furnace sized as if it were at sea level leaves you short on the coldest nights of the year.

Do I need a permit to replace a furnace in Brighton?

How often should I change my furnace filter here?

Every 1 to 3 months for a standard 1 inch filter, and lean toward the shorter end. Brighton catches dust off open agricultural land to the east, and late summer brings wildfire smoke that loads filters much faster than the manufacturer's packaging assumes.

Diagnosing what is happening

Why does my furnace turn on and off every few minutes?

That is short cycling. Work through it in this order. Check the filter, because a clogged one is both the most common cause and the cheapest fix. Then look at the intake and exhaust pipes where they exit the house, since snow, ice, and bird nests all block them.

If neither solves it, the flame sensor or high limit switch is usually next, and that is a service call. Short cycling is worth chasing rather than tolerating, because the repeated starts are what kill expensive components early.

My furnace runs but blows cold air. What is wrong?

Usually one of three things. The thermostat fan may be set to ON instead of AUTO, which runs the blower continuously whether or not the burners are lit. That one you can fix yourself in about five seconds.

Otherwise, a dirty flame sensor is shutting the burners down while the blower keeps going, or the ignitor has failed and the furnace never lights at all. Both are common and both are relatively inexpensive repairs.

Why is my high-efficiency furnace leaking water?

Condensing furnaces produce acidic condensate as a normal part of how they extract extra heat, and they are plumbed to drain it. Water on the floor means that drainage has failed somewhere: a plugged condensate line, a failed condensate pump, or a line frozen where it runs through an unheated space.

Plugged lines are common and cheap to clear. Left alone, though, the backup trips a safety switch and shuts the furnace down, which tends to happen during exactly the cold stretch when you need it.

Why is my AC running constantly without cooling the house?

On a 95 degree Front Range afternoon, long runtimes are normal and not a fault. If the house genuinely is not keeping up, the usual causes are low refrigerant from a leak, a dirty outdoor condenser coil, a failing capacitor, or a frozen evaporator coil caused by restricted airflow.

If you can see ice on the refrigerant line at the indoor unit, turn the cooling off and run the fan by itself to thaw it out before anyone can properly diagnose it. Running a system with a frozen coil risks the compressor, which is the expensive part.

Should I get a tune-up before winter?

Yes, and the honest reason is timing rather than anything magical about the service itself. A fall tune-up catches weak ignitors, dirty flame sensors, and failing capacitors while shops still have availability and before you are paying emergency pricing in January.

It also includes checking combustion and inspecting the heat exchanger, which is the safety item that actually matters. Skip the plans that promise vague efficiency gains and look for what is genuinely on the checklist.
